Maintenance Technician - Full Time (Job Code OR-MT-004)
San Diego, CA

An experienced Maintenance Technician with outstanding customer service skills is highly desired for a 563 unit property. This is a full time position and is compensated between $13.00 - $15.00 per hour depending upon experience. Days and hours are Sunday thru Thursday, 8:00 am to 5:00 pm, on call for emergencies. Essential Duties and Responsibilities include the following. Other duties may be assigned.

EXPERIENCE AND/OR SPECIAL SKILLS DESIRED

The individual must have reliable transportation available and have a valid driver’s license.
Bending, stooping, squatting, crawling, and climbing are frequent activities.
Lifting and carrying of bulky or heavy items may be required.
The individual must own and maintain a basic hand tool inventory.
Maintenance knowledge is imperative, along with the capability to assess health and safety requirements.

STATEMENT OF DUTIES AND RESPONSIBILITIES

Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Resident Manager. Perform appliance, electrical, HVAC, plumbing, carpentry, pool, custodial, and carpentry work as necessary.
Ensure exterior curb appeal of community and cleanliness of grounds. Assist in daily pool/spa maintenance, laundry room, recreation room, rental office, restrooms, and common area upkeep.
Maintain high standards of resident service and relations for entire staff.
Ensure that residents are provided with a clean, safe, well maintained community.
Ensure that apartments are rent ready within 72 hours after they have been vacated.
Maintain accurate inventory control of tools, equipment and supplies.
Ensure that maintenance requests are handled as quickly, efficiently and effectively as possible and always completed within 24 hours. If parts must be ordered, causing a delay, so notify Resident Manager and inform residents.
Adherence to company monthly preventive maintenance directives, with regard to but not limited to; lighting, fire safety, pool/spa, life/safety hazards, and signage check under the direction of the Resident Manager.
Have knowledge of location of gas, electric, irrigation, and water shutoffs, all apartment and fixture shutoffs, and sewer cleanouts and familiarity with posted map.
Assist in performing apartment move-in and move-out inspections as directed by Resident Manager.
