Sunrise Management’s Marketing Director Camille Cappello

Camille is a real pro – as adept at repositioning as she is at identity development campaigns, great with lease-ups, and unmatched with resident retention programs.
She is, in a phrase, the best there is, and has spent 16 years satisfying every whim of some of the most discriminating clients in the nation.
Her expertise covers distinctive property management; community oversight; residential & professional buildings; asset management & development; multiple simultaneous service on boards of directors; leasing & sales; marketing of every stripe (online & traditional); tracking & reporting financial results; budget development & implementation; resident relations management; and all areas of hospitality.
Camille knows condos, rehab, senior and traditional building management, inside and out. And she’s a really nice person to boot.
As Sunrise Management’s Director of Marketing, Camille is the very definition of the word “professional”. She came to us five years ago with one of the most solid “keep at it until the job is done right” attitudes we’ve ever had the pleasure to encounter.
She’s a woman who took the initiative to combine what she already knew with the drive and ability to meet deadlines that one only learns in New York City. And she had the courage to round out her experience and training by actively seeking out management opportunities in every aspect of front-of-house operations in luxury, senior living, health care, and food service.
Today, Camille is a key component of Sunrise Management’s property development, management and growth strategy team. Every regional and resident manager meets her early on, laying out the objectives, needs, goals and desires of the property to be promoted and managed.
Camille and her staff then merge these client objectives with extensive field research, analyzing competition, traffic and occupancy reports. They develop a range of appropriate strategies needed to maintain existing residents, developing retention strategies, developing and customizing communications programs, loyalty programs and appropriate customer relationship management programs to ensure positive lifetime communications.
These “back door” strategies are then coordinated with “front door” traffic development in an effort to drive qualified traffic, increase leasing activity and rental returns and, if necessary, occupancy stabilization. This combination of front and back end marketing efforts becomes the basis for the property’s marketing plan, incorporating appropriate recommendations, promotions, rent adjustments and specials.
Because of Camille’s depth and breadth of experience throughout the property management community, she is also uniquely qualified to troubleshoot properties that are under-performing owner expectations.
She’s frequently seen in the field, conducting site visits to ensure maximum marketing performance by the site team members and looking for marketplace trends. This lets Sunrise adjust a property’s marketing plans early, keeping us pro-active and staying one jump in front of the competition.
